If you are thinking of using a property rental service for your Spain holiday rental or apartment for rent, there are some key features you should look for before making a commitment. You will want the best possible service while also earning maximum profits for your vacation rental. Here are five major features every property rental service should offer.

1. Excellent Customer Service

The people who stay in your rental home, villa, or apartment need to have the best customer service while they are there. The property management company you select needs to offer prompt and courteous customer service. You need to get references or at the very least testimonials from other satisfied property owners. Your tenants should arrive to a super clean home, villa, or apartment.

You want to find a property management company that gives tenants a welcome packet that includes a map of your rental property and the surrounding area. Make sure that they handle collecting rent in a professional manner and that they handle maintenance requests quickly. The property management company should also handle your renters questions regarding turning on the utilities and phone in a friendly manner.

2. Cleaning

The property leasing company you hire should handle all the cleaning. If you have a Spain vacation home that you are renting out and you live in the United States, you need to know that the leasing company is scheduling cleaners to clean your home between guests stay. You also need to make sure that they are inspecting the work of the cleaners on a case by case basis. They should also be scheduling gardeners to make sure the yard is well taken care of. You need to know that the property leasing company you hire handles these things.

3. Keys and Other Necessities

If you live in another country, you need to make sure that the property management company you hire is legally licensed to do business in the city of where your vacation home is located. They should take care of handling keys, property tax, building permits, accounting, phone and utility set up and so on.

Another area of importance is inventory. The furniture and other valuables in your apartment or villa rental must be kept on an inventory list and checked physically each time a guest departs. If you live in another country but own rental property in an area of Spain such as Costa del Sol, Marbella, Benalmadena or any other area, then obviously you're going to need someone locally who can check your inventory for you. Choose a property rental service that provides these types of services to eliminate worries while you are away.

4. Building Refurbishing and Major Repairs

Make sure that the rental company you hire has connections with vendors in the area. The reason is that they get volume discount because they provide a lot of business for these vendors. They also know who to trust and who does a good job. You do not want to spend hours on the phone and the Internet trying to find a dependable handyman in another country.

5. Promoting Your Apartment or Spain Holiday Rental

Find out how the property management company plans on marketing your home. What in-print and Internet venues will they be using? You want professional marketers who have a game plan of exactly how they intend to find a renter or guest for your home. Do they have a website? If they are putting your home on their website, ask them how many visitors does their website get each month. Make sure that they are not going to charge you to market your home. They should only get paid when they find a renter for your home. There should be no flat fee each month. If they do not find a renter for your home, then they should not get paid either!

If you keep these things in mind when hiring a rental company, you will have a more enjoyable and profitable experience as a property owner.
