If you are moving to a different place but holding on to the last one, you will want to keep reading. Same goes for if you have a holiday home that is empty for much of the time and which you are thinking of renting out.

It has become more common to find people are subletting their property out. Before you go ahead and do it, make sure to read the following guidelines.

For starters, you have to go to the nearest political authority and fill in the registration forms. This is important as they observe and moderate all private rental agreements. Make sure you do this or you could be liable for civil and criminal issues.

Start by researching what other landlords in the area are charging in rent for similar properties and space. You can increase your income if you offer to provide additional services such as laundry or offer to provide meals.

When you have a renter, ensure you are keeping excellent records of all the rent that is paid. For this, you can use a rent book or bank statement, and always give receipts to the renters. If you keep track of all this stuff, you will certainly have evidence if you and your tenant ever get into a dispute.

Be aware of your responsibilities as a landlord. This includes repairs and maintenance of the property. Be responsible about this and complete them in a reasonable period of time.

Another thing you need to keep up on is dialogue with the people renting your property. Make sure they know what you demand from then, when you want the money, and any other important issues. Also, be easily contactable so that if anything arises they can find you quickly.

Lastly, always be respectful to your tenant. You should not enter your tenant's property without proper communication. You may own the property, but remember that your tenant is paying for the right to use it.
