I don't imagine that many people have heard of the French leaseback scheme unless they are specifically looking for an investment property in France.
However, it is something that anyone with a little to invest should consider, even if you weren't thinking of buying abroad. This is one of the safest ways to invest your money with little outlay given the current economic climate.

In fact, it is such a good idea that the Swiss have decided to take on the same method of encouraging all to invest in their country and hep to provide accommodation to those that need it. Buying holiday homes to lease out in Switzerland has been made easier with the implementation of the French leaseback scheme.

Foreign ownership of ski homes in Switzerland has been difficult to say the least over the years, mainly because laws vary between areas. However, a development in the Four Valleys ski resort is now allowing apartments to be sold to foreign investors under the French leaseback scheme.

In the postcard alpine scene that is the village of Les Masses, sits the five star Les Mayens d'Heremence development. It's links to Verbier means it forms part of the Four valleys ski area that covers 410km of slopes. Buying an apartment under the French leaseback scheme in this area guarantees you an income from rental with a fifteen year management lease so you are relatively worry free for a good while.

The return guaranteed amounts to 3.5 percent of the purchase price so it doesn't take much to work out you could soon get your money back as well as having a holiday home for your own use. Why would you want a holiday home in this area? Well, this is one of the most sought after skiing areas in France. It consists of a whole range of slopes for everyone from beginners to the most advanced skiers and it has the most breathtaking scenery you can expect from snow covered terrain.

Development of this area is very restricted which, of course, increases demand. Once properties come on the market they are snapped up pretty quick so to have this release of apartments under the French leaseback method is unprecedented and should be taken up quickly.

There are a total of 64 high quality apartments spread throughout three buildings with easy ski access which will be ready for release in the winter of 2010. Many of the apartments boast large South facing windows overlooking the Matterhorn and include steam rooms, spa treatment rooms and sauna as well as a bar and restaurant.

A two bedroom apartment starts at 444,000 pounds but four bedroom duplexes are also available. For access, Geneva airport is 2.5 hours away but Sion, which only takes 30 minutes by car, is expected to be laying on UK flights by 2010, just in time for the opening of the apartments.

There are many areas of France that implement the French leaseback scheme so to see it is that popular that another country have taken on the idea is very encouraging for investors. Not only do owners gain a guaranteed rental income but there are numerous tax benefits to investing your money in this fashion.
